As in any other country, Spain, and more specifically Majorca, has its own particular singularities when it comes to purchasing property. Here you can find useful advice and the basic steps for buying a property in Spain.
Buying a property in Spain:

1. Purchasing property entails major investment, which means that it is always advisable to obtain a building technician's report beforehand. This will enable you to detect any unforeseen defects or flaws in the property in advance.
2. Check the legal status of the property in the Land Registry. Check for any charges there may be against it, and also any possible facilities or difficulties for its purchase.
3. Prepare a private option to purchase contract prior to executing the title deeds before a Notary.
4. Seek advice on financial bodies and services on offer, particularly information on financing services.
5. Open a bank account.
6. Prepare the documentation necessary for a deed.
7. Settle and pay taxes.
8. Apply for a NIE (tax ID number) at the corresponding National Police Station and collect it.
9. Withdraw copies of deeds.
10. Register the deed in the Land Registry.
11. Draw up a Spanish will.

Unlike many countries, in Spain it is very important to sign a private contract prior to executing a deed. The financing that Spanish banks offer is usually cheaper. Drawing up a Spanish will will save your relatives unpleasant and tiresome moments in the future and guarantee the rapid resolution of their inheritance, just as if they were a Spanish citizen. We recommend that our clients draw up a Power of Attorney, which will permit them to have a legal representative and avoid all manner of problems such as meeting agreed deadlines or executing a Public Deed before a Notary.
